What’s the latest news from our Vero Beach market?


Now that we’re into November, more and more residents from the Midwest and up North are coming to Florida to escape the cold. As always, we look forward to having our northern neighbors buying real estate. 


Is it a good time to buy or sell, though? We’re in a bit of a flat market at the moment, and based on the number of homes that are selling (almost 300 in our area in the last 30 days), conditions favor buyers over sellers, and that trend will only strengthen in the coming months as more and more people move to Florida. 


We have a lot of new construction in our area, so a lot of people will be looking at buying these homes, but hopefully, they’ll be smart enough to realize that there are plenty of available homes that are almost new. As I always tell people, an almost-new home can be better than a new home, for a couple of reasons. For one thing, you don’t have to wait for it to be built. Also, it will already have light fixtures, blinds, and everything else that you typically need to add to a new construction home.

While our market does favor buyers over sellers, now is also a good time to sell because more buyers are entering the market. Also, since a lot of sellers prefer to wait until after the new year to list their homes, you’ll face less competition. Take advantage of all the prospective out-of-state buyers out there—even if they’re not here yet, they’ll still be looking at homes online in the coming months until they make their move. Just remember that you have to be more careful in terms of marketing and pricing your home.
