How to Craft the Perfect Offer Letter to Win the Home You Want

 If you want to get a leg up on the competition as a buyer in our market and win the home you want, write a letter to that home’s seller.

Recently, I was working with a young couple with three children who were looking to buy a home but kept getting beaten out by other buyers in our market.

That’s when I suggested that they write a letter to the seller of a particular home they were interested in so that their offer would appeal to them on an emotional level. In this case, there was another offer on the property that was basically the same as ours.

Here’s what that letter said:

“Dear Mr. and Mrs. Seller,

"We wanted to write to you regarding your property on (insert street name) in Vero Beach. We recently submitted an offer that you declined. We are writing to see if you will reconsider another offer and thought that this letter may help.

"We’re not investors looking to make money on your property; we’re simply a family looking for a home. We’ve been searching for a long time for a place to raise our three young boys. We love your home and we would really like it to be the place where we create memories for years to come.

"We know that you have another offer on the table, and we’ve been praying for a long time for a home to raise our family in. We feel like your house is our future home—from the scripture hanging on the wall in the garage to the fruit trees and pineapple throughout the property, everything about it just felt like home. Please consider our offer. This is the very best we can do, and we’re hoping that you will be open to thinking about it.”

That reference to the scripture hanging on the wall is there because the home’s sellers were ministers. Mentioning something they saw in the property struck a chord, and it won the home for these buyers.

Writing a letter to the home’s seller helps your offer appeal to them on an emotional level. 
If you’re a buyer and you find yourself in a similar position, write a letter, take note of the home’s intricacies, and mention them in that letter. You never know what could happen!
