Buying New Construction in Vero Beach

Hello friends, and welcome back to our blog!  One of the questions I get asked a lot - or the question that new home buyers wish they had asked - is, "Do I need to be represented by a real estate professional if I've decided to have a new home built?" and the answer is a resounding, "Absolutely!"


Now the first thing that comes to mind, at least for most buyers, is that bringing a Realtor into the mix will raise the cost of the house.  NOT TRUE.  Ask any builder, and they will tell you, that their prices are based on their published rates for specific models, the lot you choose, and the upgrades you select for your new home.  That's it.  Therefore, having a seasoned professional, like myself, on your side will not cost more, but could potentially save you plenty, as well as perhaps give you some other benefits you may not have thought of.  


Here are just a few:

1. If you're from out of town, you probably won't know the overall demographic, or "feel" of a community.  Who lives there?  What are the people like?  Will this community be a good fit for your family's lifestyle?  Simply falling in love with a floor plan is no basis for making a decision on where to live.  There are a lot of communities to choose from. We can help you find the right one.

2.  What about design flaws?  We see them all the time.  Yes, i know, you buyers get really excited in these model homes.  After all, they're all shiny and new, with gorgeous furnishings, pretty lighting and nice salespeople.  And here I am to help you figure out what's wrong, not only for how you live, but also for when it comes to resale.  So whether it's moving a wall, adding a closet, redesigning a laundry room or kitchen, my eye will come in handy for your new home, trust me, you'll thank me later.  Many have.  It's a lot easier to get it right during the construction process than it is to try to fix it later.

3.  Negotiating.  Builders don't budge on their prices very often (but it does happen), but there are things you can ask for - and get - if you know what you're doing.  And, there are extras they give you for free that we can leave behind and get something better for free.  We saw a customer get a pool for free. No lie.

Ok, so now your new home is almost done, or it is completely done - and whoooops - what if it's not perfect?  Wouldn't it be nice to have someone on YOUR side to help get things resolved quickly?  I mean, come on, we all know nothing is perfect, so assume your new house won't be either.  That's why most builders give you a period of time to find out where they went wrong, and to get things addressed. The truth is, some builders are better about these, shall we say, annoyances, than others.  And what's more, since these builders need us Realtors to bring buyers to their communities, they sure don't want their reputations tarnished - so they tend to try to keep us (and our customers) happy.
